Role Purpose
To lead and manage all facility management operations across Marina Mall, ensuring optimal asset performance, full regulatory compliance, and delivery of a safe, efficient, and premium environment for tenants and visitors. The role is accountable for operational excellence, cost control, and service quality in line with ownership expectations.
Key Responsibilities
Operations Excellence
• Oversee end-to-end FM operations including MEP, soft services, and specialist systems
• Ensure maximum uptime of all critical systems (HVAC, BMS, elevators, life safety)
• Drive preventive maintenance strategies and operational efficiency
Contract & Vendor Management
• Manage all FM service providers and contractors in line with agreed SLAs/KPIs
• Lead tendering, evaluation, and contract negotiations
• Ensure service delivery meets quality, compliance, and cost benchmarks
Compliance & Risk Management
• Ensure full compliance with UAE regulations, Civil Defense, and authority requirements
• Lead audits, inspections, and certification processes
• Maintain robust HSE standards and emergency response protocols
Financial Management
• Develop and manage FM budgets (OPEX & CAPEX)
• Drive cost optimization initiatives without compromising service levels
• Review and approve procurement, variations, and contractor payments
Tenant & Stakeholder Coordination
• Oversee tenant fit-out processes and ensure adherence to mall technical guidelines
• Act as key point of contact for FM-related tenant matters
• Support leasing and operations teams to ensure smooth tenant onboarding and trading
Asset & Performance Management
• Maintain asset lifecycle plans and capital replacement strategies
• Implement sustainability and energy optimization initiatives
• Monitor KPIs and drive continuous improvement across FM functions
Reporting
• Deliver structured monthly reports covering operations, financials, incidents, and KPIs
• Provide strategic insights and recommendations to senior management
Requirements
• Bachelor’s Degree in Mechanical or Electrical Engineering
• Minimum 8–12 years of FM experience, with at least 5 years in mall/retail assets
• Proven experience managing large-scale retail or mixed-use developments in the UAE
• Strong knowledge of MEP systems, BMS, and life safety systems
• Familiar with UAE authority regulations and compliance frameworks
